Pricing

  • So the fee is really 10% and nothing else? What's the catch?

    There isn't one. We charge 10% of net booking revenue. We don't mark up cleaning, we don't charge setup or onboarding, we don't have tiered service bands. Repairs and supplies are pass-through at exact cost. If you ever see a line item on your statement that's not gross bookings or our 10%, we got something wrong — call us.

  • What does "net bookings" mean?

    Gross booking revenue from a stay, minus platform fees (Airbnb/Vrbo service fees) and lodging taxes that pass through to the taxing authority. We take 10% of that. The cleaning fee paid by the guest goes directly to the cleaner — we don't take a cut.

  • Are there any setup or onboarding fees?

    None. Listing creation, photography coordination, copy, calendar sync — all included in the 10%. You pay nothing until your property earns its first booking.

  • Do you mark up cleaning?

    No. Cleaning is billed to the guest at our exact cost. We do not add a margin.

  • Do you charge an exit fee?

    No. The agreement is month-to-month. If we're not earning the 10%, you should leave.

Onboarding & switching

  • How long does it take to go live?

    Most owners are listed and accepting bookings within 14–21 days. The biggest variable is photography. If your home is already well-photographed, we can be live in under a week.

  • What if I'm already with another manager?

    We do this every week. We handle the handoff — transferring listings, calendar, reviews where the platform allows, and any existing future reservations. Most owners switch with zero booking gap.

  • What do you need from me to onboard?

    Property details, owner banking, utility logins (smart-lock, thermostat), and any existing platform credentials if you're switching. We walk you through it step-by-step.

  • Do I keep my existing reviews?

    Reviews are tied to the platform listing, not the manager. When we take over your existing Airbnb / Vrbo listing, the review history stays. When we create a new listing, you start fresh on that platform — but we keep the old one live if you prefer.

Service & operations

  • What does "full service" actually mean?

    Listing creation, multi-platform distribution, dynamic pricing, 24/7 guest comms, vetted cleaners, maintenance dispatch, guest screening, $1M liability coverage, monthly owner statements, and tax document prep. Every owner gets all of it.

  • Where are you available?

    All 50 US states. Our team is fully remote and we coordinate local operations (cleaning, maintenance) with vetted vendors in your market.

  • How fast do you respond to guests?

    Median first response is under 8 minutes. We staff 24/7 with humans, not bots.

  • Who handles maintenance issues?

    We coordinate. Plumber, HVAC, electrician, handyman — on call in every market. We dispatch, supervise, and bill at exact cost. Anything over $250 requires your approval.

  • Can I use the property myself?

    Always. Block dates anytime in the owner dashboard. No fee. Your home is your home.

Money & taxes

  • When do I get paid?

    On the 5th of every month, via direct deposit, for the prior month's bookings.

  • How do you handle lodging taxes?

    Where the platform collects and remits (most jurisdictions on Airbnb / Vrbo), we ensure it's configured. Where it doesn't, we collect from the guest and remit to the taxing authority on your behalf, with full documentation.

  • Do you provide tax documents?

    Yes. Annual 1099 prep, expense summary, and a clean CSV for your CPA — included.

  • What about insurance?

    We include $1M liability coverage on every booking, on top of platform-provided guarantees. We also strongly recommend you maintain your own STR-specific property insurance — we can connect you with carriers we trust.

Owner experience

  • How transparent is the dashboard?

    Fully. Real-time bookings, occupancy, ADR, reviews, payouts. Export anything to CSV. You can see what we see.

  • Will I work with the same person?

    You'll have a named owner success contact. Operations are handled by the broader team, but communication runs through your person.

  • What if something goes wrong?

    Owner support hotline + email, response within an hour during business hours and within 4 hours overnight. We escalate to a human owner of the company within 24 hours if you ever feel something needs that level of attention.
