SMS messaging consent & opt-in

This page describes how Keytostay LLC ("we", "us", "Keytostay") collects consent before sending SMS or MMS text messages, what kinds of messages we send, and how you can stop receiving them at any time.

2. How users opt in

Keytostay only sends SMS or MMS messages to phone numbers from which a person has affirmatively consented to receive them. We obtain opt-in consent through any of the following mechanisms:

  • By texting us first. When a guest or owner sends an SMS message to (833) KEY-STAY, that incoming text is treated as express written consent to receive SMS replies from us related to the matter raised in their message and any directly related follow-ups.
  • By providing a phone number in a Keytostay web form at keytostay.com/get-started, keytostay.com/onboarding, or any other contact form on our website, where the form clearly indicates that the phone number will be used to send SMS replies. Submitting the form constitutes opt-in.
  • By providing a phone number on a property's Airbnb, Vrbo, Booking.com, or direct-book booking confirmation for a property under Keytostay management. The guest's acceptance of the booking platform's terms, combined with the guest reaching out to us during their stay, constitutes opt-in for stay-related SMS communications.
  • Verbally, by a guest or owner stating during a phone call to (833) KEY-STAY that they consent to receive SMS messages from us. We log the date, time, and substance of the verbal consent in our internal records, and the consent is acknowledged in the next SMS sent to the consenting number.

In every case, the first SMS we send to a previously unmessaged number includes the text: "You are now subscribed to Keytostay support SMS. Reply STOP to opt out, HELP for help."

3. What messages you'll receive

Keytostay sends only transactional and customer-service SMS messages directly related to a guest's stay at a Keytostay-managed property, or an owner's relationship with Keytostay. Messages include:

  • Replies to guest questions about a property (check-in instructions, Wi-Fi, amenities, troubleshooting).
  • Replies to owner questions about a managed property (statements, bookings, vendor coordination).
  • Confirmation of an appointment, callback, or service window the user has requested.
  • Time-sensitive operational alerts (early check-in approval, late check-out approval, urgent maintenance updates).

We do not send marketing or promotional SMS. We do not send recurring marketing campaigns. We do not initiate SMS conversations with people who have not first contacted us, and we do not buy, rent, or use third-party phone lists.

4. Message frequency

Message frequency varies by user and conversation. A typical interaction is 2 to 8 messages within a 24-hour window in response to a guest or owner-initiated inquiry. We do not send daily or weekly recurring messages.

5. STOP, HELP, and other commands

At any time, you may reply with the following keywords from the device that received our message:

  • STOP, STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT — we will immediately stop sending SMS to your number and send a single confirmation message acknowledging your opt-out.
  • HELP, INFO — we will reply with our program name, contact information, and a link to this page.

You can also email support@keytostay.com at any time to request that we remove your number from SMS messaging.

6. Message and data rates

Message and data rates may apply. The cost of SMS and MMS messages is determined by your wireless carrier under your individual mobile service plan. Keytostay does not charge for SMS or MMS messages; any charges come from your carrier.

7. Carriers, supported devices, and delivery

Our SMS program is supported on all major U.S. mobile carriers including AT&T, T-Mobile, Verizon, US Cellular, and most regional carriers. We deliver messages via a verified toll-free number using a CTIA- and carrier-compliant aggregator (Twilio Inc.) on our behalf.

Wireless carriers are not liable for delayed or undelivered messages. Message delivery is on a best-effort basis and can be affected by your wireless coverage, your handset settings, and carrier-side filtering. We are not responsible for messages that fail to deliver due to carrier or device issues outside our control.

8. Privacy

Information you provide in connection with our SMS program (phone number, message content, opt-in date, opt-out date) is handled in accordance with our Privacy Policy. We do not sell, rent, share, or transfer mobile phone numbers or SMS opt-in information to third parties for the third parties' own marketing purposes. SMS opt-in data is used exclusively to deliver the messages described in this consent page and to maintain a legally required record of consent.

9. Eligibility

You must be at least 18 years old (or the age of majority in your jurisdiction) and the legal account holder of the mobile device receiving messages, or have express permission of the legal account holder, to consent to receive SMS messages from Keytostay.

10. Changes to this page

We may update this page from time to time. The "Effective" date at the top reflects the most recent revision. Continued use of our SMS service after a material change constitutes acceptance of the updated terms, provided the change has been made publicly available at this URL for at least 14 days.
